Office space to rent in Kinshasa: the six real options

Classified ads give you a floor area and a phone number. They never tell you who pays for the generator. Here are the six ways to house a team in Kinshasa and what separates them.

Open plan desks on the KinKonnects floor in Kinshasa, under the title: office space to rent in Kinshasa, the six real options

Search for an office in Kinshasa and you get the same thing every time: an advert with a floor area, a district and a number. Nothing about power, nothing about connectivity, nothing about what you still have to buy before anyone can work there. That gap between the quoted rent and the real cost is the whole problem.

There are six options in Kinshasa. They suit different teams and they cannot be compared on the same number.

1. The conventional commercial lease

You rent walls. The landlord provides the space and sometimes air conditioning, rarely anything else. You provide furniture, cabling, the internet contract, the UPS, the generator or your share of the building's, security, maintenance and the deposit.

Terms usually run three years with several months payable up front. It is the cheapest option per square metre and the most expensive to move into. It starts making sense at around fifteen stable staff, when the fixed costs spread across enough people.

2. The furnished or serviced office

A private office delivered ready to use: furniture, backed up power, internet, cleaning, reception. You sign for a month or a year and you walk in with laptops.

The rent looks higher than a bare lease. It often is not, once you add the generator, business fibre and the furniture the bare lease leaves you to fund. For two to ten people it is the option that needs the least cash on day one.

3. The dedicated desk

A desk that is yours inside a shared floor. You leave your monitors and files on it, you find your seat every morning, and you are not paying for walls.

This is the right answer for one to four people who work in the same place daily and do not need a door that closes. At KinKonnects the dedicated desks sit on the main floor with the same backed up power and the same fibre as the private offices.

4. Open seating

You come when you want and sit wherever there is room. No assigned desk, no long commitment, billed by the day or by the month.

Useful for a consultant, for someone passing through Kinshasa, or for a team that needs an office two days a week. It is also the lowest risk way to try a space before committing to it.

5. Registered address only

You are not buying a place to work, you are buying an address: a registered office, mail handling, and the right to use that address on your official documents.

This suits companies that work at client sites or remotely but need a real commercial address in Kinshasa. It is usually paired with a few hours of meeting room each month, for the times you need to host someone.

6. The private office in a managed building

A closed room of your own inside a managed building. You get the privacy of a conventional office without running one. Meeting rooms, reception and shared services are pooled.

Choosing in practice

  • One or two people, in every day: dedicated desk.
  • One or two people, irregular: open seating.
  • Two to ten people: private or serviced office.
  • More than fifteen people with stable activity: a commercial lease becomes competitive again.
  • No physical presence, address needed: registered address.

Whichever you choose, ask three things before signing: how long the backup power actually runs, what the guaranteed bandwidth is rather than the advertised one, and what happens if you need to leave early.

See it for yourself

KinKonnects occupies two floors in Ngaliema, at the OUA and Massamba crossing, with seven space formats on one site. It is open from 7am to 10pm, Monday to Saturday. A visit takes twenty minutes and answers more than any advert will.

FAQ

What notice period is normal for a serviced office in Kinshasa?

One month is common on a monthly contract. An annual commitment buys a better rate but a longer notice period. Check it before signing, because it is the clause that costs money when a team grows quickly.

Is a deposit required?

For a conventional commercial lease, several months up front is the norm in Kinshasa. For a serviced office or a dedicated desk the deposit is usually one month or nothing.

Can you register a company at a workspace address?

Yes, if the space offers a registered address service and gives you a proof of address document accepted by the guichet unique. Ask to see that document before you pay.
