What does an office cost in Kinshasa in 2026?
Rent is rarely half the bill. Here are all the lines, in the order they arrive, and how to reach a cost per person you can actually compare.

Nobody publishes an office price list for Kinshasa, which is exactly why the question keeps coming up. Rather than quote figures that would be wrong next week, here is the full cost structure and the method for pricing it against your own situation.
The seven cost lines
- 1.Rent, per square metre or per desk depending on the format.
- 2.Advance and deposit, counted in months in Kinshasa.
- 3.Fit out: partitions, network and electrical cabling, air conditioning.
- 4.Furniture, for working positions and for receiving people.
- 5.Energy: supply, UPS, generator and fuel.
- 6.Connectivity: installation, then the monthly contract.
- 7.Operations: security, cleaning, maintenance, consumables.
In an all inclusive format, lines three to seven sit inside the price. On a bare lease they are all yours, and lines five and six are the ones that get underestimated every time.
Energy, the line that surprises people
In Kinshasa, electricity is not a cost line like any other. There is the supply itself, and then there is the ability to keep working when the grid is not there: UPS units at the desks, a generator for the building, and the fuel that goes with it.
Fuel is variable and it tracks the state of the grid. That is why an all inclusive price per desk is often more predictable than a bare lease whose energy charges move every month.
The method
- 1.Add up the whole up front investment: advance, deposit, fit out, furniture, energy and internet installation.
- 2.Divide that total by the number of months you will genuinely spend at the address, not by the lease term.
- 3.Add monthly running costs, fuel included, using a difficult month rather than a good one.
- 4.Add the rent.
- 5.Divide by the headcount actually on site.
That figure is the only one that compares across formats. Comparing a bare rent against an all inclusive price per desk tells you nothing.
What actually moves the price
- District: Gombe carries a premium, Ngaliema gives more floor for the same budget.
- Real electrical autonomy, which is the first thing that separates two otherwise comparable buildings on price.
- Guaranteed bandwidth, as opposed to the advertised headline speed.
- Access hours, particularly evenings and weekends.
- Length of commitment, which cuts both ways.
Getting a quote
We do not publish a fixed rate card, because the right price depends on the format, the number of seats and the length of your commitment. Tell us your team size and preferred start date, and we will send you the details for booking.
KinKonnects is in Ngaliema at the OUA and Massamba crossing, open 7am to 10pm Monday to Saturday. A written quote takes twenty four hours and sets out what is included line by line.
FAQ
Why do so few Kinshasa spaces publish prices?
Because cost depends heavily on term, headcount and service level. That is still no reason not to give a starting price per format, which is what a buyer is looking for.
Is fuel billed separately?
In an all inclusive format, no. On a bare lease or a building service charge, almost always, and it is the line that varies most month to month.
Does an annual commitment reduce the price?
Usually yes, in exchange for a longer notice period. The saving is worth it if your headcount is stable and you are confident you will stay.
